Most condo HOAs fund exterior building maintenance and common-area care and may include some utilities, master insurance, snow/lawn, and shared amenities. Always review the current budget and maintenance matrix to confirm what’s included for your building.

Many condos qualify, but project-level approvals and lender questionnaires apply. Have your lender and agent verify the building’s FHA/VA status and complete the condo questionnaire early to avoid surprises.

Rules come from both the HOA and city ordinances. Many associations limit short-term stays, set minimum lease terms, or cap total rentals. Confirm bylaws and local rules before you buy if rental income matters.

The master policy generally covers the building structure and common areas. Your HO-6 covers interior finishes (walls-in), personal property, liability, and loss-assessment. Match HO-6 limits to the master policy deductible and coverage style.

Policies vary by building. Expect limits on number, weight or breed, plus registration and noise rules. Verify pet addendums, fees/deposits, and designated relief areas; assistance-animal procedures are documented separately.

If reserves are insufficient for a capital project, the HOA may levy a special assessment. Review reserve studies, capital plans, 12–24 months of board minutes, and any engineering reports to spot potential assessments.

Many downtown and newer buildings offer heated garage stalls and storage lockers, but availability is building-specific. Confirm whether stalls are deeded or assigned, guest parking rules, and any EV-charging policies or fees.

Request the declaration and bylaws, rules and regs, current budget and reserve balance, the latest reserve study, master insurance certificate, 12–24 months of board minutes, and any pending assessment or litigation disclosures.
